Real Estate Market Update

Inventory (Supply) is still paltry. Sales (Demand) is not paltry. The best ways to describe this market in pictures are shown below. Cumulative Days on Market (CDOM) represents the TOTAL number of days a seller is waiting for a buyer who performs and becomes the new owner. That is, if a buyer cancels their agreement with a seller, CDOM is the cumulative number of days and is higher than DOM (not cumulative). When CDOM is less than (approx) 20, sellers are NOT waiting long AND buyers are NOT cancelling.

Similar but better than the S&P CoreLogic Case-Shiller model is my Composite Averages. Not only do these Averages reflect a composite of prices (LOCAL prices) but also shows momentum, supply, and demand.

Appetite, a term I use to describe the number of Pended listings compared to New listings, also shows how the latest Appetite is abnormal compared to the cyclical history of the data. Appetite goes up in the Winter months because New listings is lower relative to Pended listings. The last 15 months have resulted in Appetite calculations that resemble the Winter months.

Turnover, comparing Sold to Active listings, shows how sellers are much less present than buyers. Turnover is a simple equation which time proves has not exceeded 100% except for once over 17 years ago.
